Super structure:
Seismic 3 Zone compliant framed RCC structure on RCC Foundation as recommended by approved structural engineer. Internal partition walls using concrete hollow blocks and exterior walls using concrete solid blocks, cement plastered walls with putty finish interiors. All specifications to be complied with statutory regulations.
Flooring & Dado:
Combination of Wood finish laminate finish and vitrified tiles in living room, 60x60 vitrified tiles in other areas. Ceramic tiles for toilets, wall dado upto 2.1 m.
Kitchen:
Provisions for construction of modular kitchen.
Doors & Windows:
Flush doors finished with high quality decorative veneer and hardwood frames for entrance. Molded doors for other areas. Superior quality fiber doors for toilet. Aluminum /UPVC windows and ventilators.
Lift:
One automatic 8 passenger lift, of KONE, JOHNSON, OTIS, ETA or equivalent.
Painting:
Premium emulsion paint over 2 coats of putty for internal walls, 2 coats of emulsion for ceiling and weather proof emulsion paint for external walls.
Electrical:
Concealed wiring using flame retardant low smoke PVC insulated wiring (Havels, Finolex or equivalent). Enough no. of power, light and fan points as per the indicated floor layout. Premium brand modular switches (Havels, Crabtree or equivalent). AC point in master bedroom. Three phase connection with independent meter.
Toilet:
Dual flush EWC of Cera/Parry ware / equivalent. Premium CP fittings Jaquar/Equivalent. Geyser points in 2 toilets.
Water supply:
KWA connection & open well.
Telephone, TV & Internet:
TV points in living room and master bed room. Telephone and internet connection in 2 bed rooms.
Backup Generator:
Diesel generator with automatic change over. Full backup for common area, lift, STP and pumps.
Sewage Treatment :
As per pollution control board (PCB) norms.
Parking:
One covered parking per apartment. Additional parking at additional cost as per availability.

 

MODIFICATIONS

Modifications that do not affect the overall scheme will be entertained. But the modifications will have to be suggested and cost variation (if any) approved 2 weeks from the time of booking
